Bookings and deposits and payment options

  1. Making a booking with us constitutes a legal contract in which we are agreeing to reserve a room (or rooms) for you to the exclusion of others for the dates requested. Therefore, bookings must only be made by adults aged 18 years or over.
  2. Confirmation of your booking will be made by email. The entry in our booking form and diary containing your full contact details will be considered proof of our communication with you and your accepted booking.
  3. Full payment is accepted either as cash or via debit/credit card at the time of arrival. Regretfully we do not accept payment by cheque. All major debit and credit cards are accepted. We comply with Payment Card Industry Data Security Standards.
  4. With consent we retain the contact details of our guests such as email addresses, telephone numbers and postal addresses in order to maintain contact in relation to bookings. We do not pass contact details onto third parties and we will destroy any contact details upon request.

Cancellation policy

  1. We rely on guests to give us fair notice of cancellation and ask that cancellations are made as soon as possible, preferably by the person who made the original booking. Cancellations can be made by telephone, but must always be confirmed in writing by email or letter.
  2. Please note that no refunds are given in the event of early check outs and the full amount of the original booking remains payable. If a guest(s) fail to notify us of a cancellation, does not arrive on the due date, refuses to accept the accommodation booked on arrival, or to accept a suitable alternative, we reserve the right to treat this as a cancellation. We reserve the right to cancel a booking at any time before the date on which your stay begins if unforeseen circumstances beyond our control occur. In this unlikely event, we shall do our utmost to find alternative accommodation in the area for you.

Smoking Policy

  1. Smoking is NOT permitted anywhere within the house. Please inform us if you would like to smoke outside in the front garden.


  1. We appreciate that breakages sometimes occur, however, so that other guests are not put out we ask that you let us know of any damage or breakages so that we can repair or replace items. Thank-you.
  2. Excessive noise, abuse or drunken and disorderly behaviour cannot be tolerated. If property is damaged by any lack of care, reckless or deliberate means a full charge will be levied to cover the cost of the damage.

Other matters

  1. We do not discriminate on the grounds of gender, religion, race, disability or sexual orientation.
  2. If you have a disability that may affect your stay, please do inform us when making your reservation so that we may do our best to accommodate you. The stairs are wide and not steep, but all the rooms are on the first floor. There are also steps up to the front door.
  3. Check in is between 1600 and 1900 hrs (4.00 pm - 7.00 pm) and check out is by 10.00 am on your day of departure. We may be able to accommodate an earlier arrival or later check out by prior arrangement.
  4. If required luggage storage may be arranged. Please ensure that you have all your belongings with you when you leave. We have to charge for postage if you want us to forward any item onto you.
  5. The number of people sleeping in any room must not exceed the number who have booked to stay. For your security, friends of guests are allowed to visit, but by prior arrangement only.
  6. We cannot accept any responsibility for loss or damage to your property during your stay. We can arrange to do small wash loads (for a small fee) and to dry boots, clothes and equipment overnight, but we will not accept any claims for damage to clothing during washing or drying. You are welcome to use the iron and ironing board. Please do ask.
  7. If you would like to order a take away we welcome you to eat it in the guest dining room, but take away food is not permitted in bedrooms.
  8. We welcome children, but family booking is subject to availability.
  9. We regret that we do not have the facilities to accommodate dogs or other pets, other than guide dogs.
  10. Free Wifi is provided but no responsibility can be taken for its failure to operate your equipment.
